Areas We Serve
Property Management in Orléans
Orléans, in Ottawa's east end, is a community of detached homes, townhomes and semi-detached houses with a large French-speaking population. Diplomat Property Management manages rental homes in Orléans for owners who live in Ottawa, elsewhere in Canada or abroad.
Homes we have listed in Orléans
- A - 1387 Sault Street, a renovated three-bedroom upper unit in Queenswood Heights, close to Place d'Orléans.
- 1037 Fieldfair Way, a detached three-bedroom family home with a double garage and a fenced yard.
Renting out a house in Orléans
A house brings responsibilities that a condo does not. Before a tenant moves in, the lease should say clearly:
- who clears snow from the driveway and walkways, and who cuts the grass;
- which utilities the tenant pays and puts in their own name (in Ottawa, a tenant can be billed directly for water only after both the landlord and the tenant submit the City's online form);
- who looks after the furnace filter, gutters and other routine upkeep, and how the tenant reports a problem.
We write these terms into the additional terms of Ontario's standard lease, so that owner and tenant agree on them from the start.
Basement and secondary units
Many Orléans homes have a finished basement. Renting a basement as a separate unit is allowed only if it is a legal secondary dwelling unit that meets the Ontario Building Code, the Fire Code and the City's zoning rules. If you are unsure whether your unit qualifies, check before you advertise it.
Rent and rent increases
In Ontario, rent can be increased once every 12 months, with 90 days' written notice on the Landlord and Tenant Board's form. For most units first occupied before November 16, 2018, the increase cannot exceed the provincial guideline: 2.1% in 2026 and 1.9% in 2027. Homes first occupied after November 15, 2018, such as those in Orléans's newer developments, are not subject to the guideline, although the 12-month and 90-day rules still apply.
What we do for owners
- Set the rent, advertise the home and show it to applicants.
- Screen tenants through credit checks, income and employment verification and previous-landlord references.
- Coordinate maintenance and repairs, and arrange access with proper notice.
- Collect rent and send monthly and annual statements.
