Areas We Serve
Property Management in Kanata
Kanata, in Ottawa's west end, is home to the Kanata North technology park and to large neighbourhoods of detached homes and townhomes. Diplomat Property Management manages rental homes in Kanata, including a home on Klondike Road in Kanata North.
Newer homes
Kanata has many recently built homes, and some are still covered by the builder's Tarion warranty, which in Ontario runs up to seven years for major structural defects. If your home has open warranty items, tell us when we start: repairs covered by the warranty should go through the builder, not a contractor you pay.
Newer homes also affect rent increases. Units first occupied for residential purposes after November 15, 2018 are not subject to Ontario's rent increase guideline (2.1% in 2026 and 1.9% in 2027). Rent can still be increased only once every 12 months, with 90 days' written notice on the Landlord and Tenant Board's form.
Townhomes in a condominium
Some Kanata townhomes are freehold and others belong to a condominium corporation. In a condominium, the tenant must follow the corporation's declaration, by-laws and rules, and the owner must notify the corporation and give it a copy of the lease within 10 days of signing. Exterior work and snow clearing are often handled by the corporation, so the lease should say what the tenant is responsible for.
Owners who move for work
When an owner relocates for a few years, the main concerns are reliable rent, a well-kept home and getting it back at the right time. We collect rent, coordinate repairs within a spending limit you set, and keep you informed with monthly statements wherever you live. If you may want to move back, plan the lease dates with us from the start: in Ontario, a lease does not simply end when its term ends, and ending a tenancy for your own use follows strict rules.
Owners living outside Canada should read Renting Out Your Ottawa Home While You Live Abroad, which covers non-resident tax.
